What you'll do

• Oversee daily operations of assigned properties, ensuring they are maintained to the highest standards.
• Develop and manage property budgets, including forecasting expenses and tracking financial performance.
• Coordinate maintenance and repair work, liaising with contractors and service providers to ensure timely completion of tasks.
• Conduct regular property inspections to identify issues and implement corrective actions as necessary.
• Serve as the primary point of contact for tenants, addressing inquiries, concerns, and complaints promptly and professionally.
• Implement marketing strategies to attract and retain tenants, including advertising vacancies and conducting property showings.
• Ensure compliance with local regulations and property management laws, keeping abreast of changes that may affect operations.
• Prepare and maintain accurate records of property activities, including lease agreements, maintenance logs, and financial reports.
• Foster positive relationships with tenants and community members to enhance the reputation of the properties.
• Collaborate with the leasing team to facilitate tenant onboarding and ensure a smooth transition into the property.

Requirements

• Bachelor's degree in Property Management, Business Administration, or a related field.
• A minimum of 3 years of experience in property management or a similar role.
• Strong understanding of property management software and tools, with proficiency in Microsoft Office Suite.
• Excellent communication and interpersonal skills, capable of building rapport with tenants and stakeholders.
• Proven ability to manage budgets and financial reports effectively.
• Strong organizational skills and attention to detail, with the ability to multitask in a fast-paced environment.
• Knowledge of local property laws and regulations, ensuring compliance in all operations.
• Ability to work independently and as part of a team, demonstrating initiative and problem-solving skills.
• Flexibility to respond to emergencies and tenant needs outside of regular business hours.

Nice to have

• Certification in property management or real estate (e.g., CPM, RMP) is a plus.
• Experience with commercial property management in addition to residential properties.
• Familiarity with digital marketing strategies for property promotion.
• Previous experience in tenant relations or customer service roles.
• Bilingual or multilingual abilities can be an asset in communicating with diverse tenant populations.

• Proficiency in property management software (e.g., Yardi, AppFolio, Buildium) is highly desirable.

• This position is based in Clark Freeport Zone, Pampanga, Philippines, and may require occasional travel to various properties within the region.
• The salary for this role will be competitive and commensurate with experience.
