What you'll do

• Map intake steps for site data and client goals to clarify scope before design begins, establishing a shared understanding among all parties.
• Design build sequences that coordinate survey, permitting, and earthwork within defined timelines and budgets, addressing practical constraints and regulatory requirements.
• Coordinate review sessions where engineers, stakeholders, and authorities align on choices and tradeoffs, documenting decisions and rationales thoroughly.
• Direct final documentation, inspections, and handover activities so communities start operations smoothly, with attention to detail supporting seamless transitions.
• Forge partner workflows that keep consultants, vendors, and authorities informed and committed to shared milestones, reinforcing mutual accountability through consistent communication.
• Establish intake checklists that capture regulations, site limits, and community expectations early, serving as reference tools throughout project life cycles.
• Guide build execution by tracking schedules, quality, and safety as site conditions evolve, ensuring continuous monitoring supports on time delivery.
• Champion review routines where drawings, models, and field reports are verified before major actions, reducing rework and clarifying expectations for all stakeholders.
• Maintain rigorous documentation of site conditions, decisions, and progress to support transparency and future reference.
• Support the preparation of reports and deliverables that communicate status, risks, and achievements to leadership and clients.
• Facilitate coordination among disciplines to resolve interface issues and keep project momentum.
• Monitor project metrics to identify trends, inform adjustments, and improve performance over the life of each development.
• Liaise with local authorities to ensure compliance with South Carolina regulations and to address questions during design and construction.

Requirements

You hold three to five years of experience focused on civil site development in this region, with a background that includes residential projects and permitting. You understand the coordination required with authorities in South Carolina, and familiarity with local practices and regulations is essential. You communicate clearly with clients, teams, and partner firms across disciplines and locations, with written and verbal skills that facilitate alignment and reduce ambiguity. You manage multiple assignments while maintaining steady progress and accurate documentation, using organization to support transparent status reporting. You are capable of leading in a client focused environment, balancing expectations while adhering to technical and regulatory constraints. You demonstrate resilience and adaptability when project conditions evolve, adjusting plans without losing sight of objectives. You are proficient in interpreting plans, specifications, and survey data to guide execution and decision making.
