About the role
This position serves as the principal designer responsible for building regulation compliance within projects managed by Bamboohr, overseeing design submissions, coordinating with regulatory bodies, and ensuring all architectural plans meet statutory building standards. The principal designer leads the regulatory review process from early-stage concept through to final approval, maintaining oversight of compliance documentation across multiple project streams while acting as the primary point of contact for building control matters. This individual also mentors junior team members and ensures that all projects delivered by Bamboohr satisfy the necessary building control approvals with documentation maintained to the highest professional standard.

What you'll do
- Lead the building regulation compliance strategy for assigned projects across the full design lifecycle
- Prepare and submit building regulation applications to the relevant local authority and approved inspectors
- Coordinate with architects, structural engineers, and other design team members to resolve compliance issues
- Review architectural drawings and specifications to ensure alignment with current building regulations and standards
- Manage the regulatory feedback process, responding to queries from building control officers in a timely manner
- Advise project teams on building regulation implications of design decisions at concept and detailed design stages
- Maintain a thorough understanding of the Building Act 1984 and associated approved documents and guidance
- Track and report on regulatory submission milestones, risks, and outstanding actions within project programmes
- Liaise with clients to explain regulatory requirements and manage expectations around approval timelines
- Contribute to the development and refinement of internal design review processes and compliance checklists
- Ensure all building regulation submissions are complete, accurate, and submitted within agreed project timelines
- Support the business development team by contributing technical building regulation expertise during client presentations
- Participate in design team meetings to identify potential building regulation issues before they become costly changes
- Collaborate with external building control bodies and approved inspectors to resolve technical queries and advance project approvals
Requirements
- Demonstrated experience working as a principal designer or equivalent building regulation role within a design consultancy
- Strong knowledge of UK building regulations, approved documents, and the building control process
- Ability to interpret and apply complex regulatory requirements to architectural and construction projects
- Excellent written and verbal communication skills for engaging with building control authorities and project stakeholders
- Proven track record of managing multiple concurrent projects under tight deadlines and competing priorities
- Degree or professional qualification in architecture, building surveying, or a closely related built environment discipline
- Familiarity with relevant legislation including the Building Act 1984 and the Regulatory Reform (Fire Safety) Order 2005
- Experience leading design teams and coordinating regulatory submissions across residential and commercial project types
- Registration or eligibility for professional accreditation with a recognised building control or architectural body is desirable
Nice to have
- Chartered membership with a relevant professional body such as RIBA, CIOB, or RICS
- Experience with Building Information Modelling (BIM) workflows and digital compliance documentation
- Knowledge of fire safety engineering principles and their application within building regulation submissions
- Familiarity with planning policy and the interplay between planning permission and building regulation approval
- Prior experience delivering projects within the London borough regulatory framework and local plan context
- Awareness of sustainability and energy performance requirements as they relate to building regulation compliance
