About the role

Getwingapp is on the lookout for a committed Real Estate Leasing Coordinator to enhance our property management operations and optimize the tenant experience. This role involves managing property listings, engaging with potential tenants, and overseeing all administrative tasks related to leasing, from the initial inquiry through to the move-in process. You will play a vital role in ensuring a transition for tenants while supporting our management team.

What you'll do

• Oversee and update property listings across various platforms, including AppFolio, Zillow, Facebook Marketplace, MHVillage, and Craigslist, ensuring they are current and appealing.
• Respond promptly to incoming leads, ideally within five minutes, and perform initial pre-qualification screenings to assess potential tenants.
• Organize property showings using ShowMojo, ensuring that accurate logs of all activities are maintained for future reference.
• Handle the processing of rental applications, including verifying tenant documentation and preparing files for review by management.
• Draft lease agreements, collect initial payments, and coordinate logistics for tenant move-ins to ensure a smooth transition.
• Implement outreach strategies for lease renewals and monitor retention metrics to enhance tenant satisfaction.
• Prepare regular reports for investors and assist with documentation related to eviction processes when necessary.
• Track key performance indicators (KPIs) such as occupancy rates, response times, and the duration properties remain on the market to inform management decisions.

Requirements

• A minimum of three years of experience as a Real Estate Coordinator or in a Virtual Assistant role, demonstrating a solid understanding of real estate operations.
• At least three years of cumulative experience within the real estate industry, showcasing a comprehensive grasp of the sector.
• Proficiency at a B2 level in both written and spoken English, enabling effective communication with clients and team members.
• Willingness to work during graveyard shifts to align with US business hours.
• A personal computer with at least a 1.8 GHz processor and a minimum of 4GB RAM to handle the necessary software and applications.
• A primary internet connection with a speed of at least 25 Mbps, along with a backup connection of at least 10 Mbps to ensure reliable connectivity.
• A USB noise-canceling headset and a functional webcam are essential for effective communication and virtual meetings.

Nice to have

• Familiarity with MS Office and Google Workspace, which will aid in daily tasks and collaboration.
• Experience using VoIP services and cloud-based collaboration tools, enhancing communication and teamwork.
• Previous exposure to property management software, which can streamline your onboarding process.

Skills & tools

• Proficient in using AppFolio Property Manager for managing property listings and tenant interactions.
• Experienced with ShowMojo for coordinating property showings and tracking visitor activity.
• Knowledgeable in utilizing platforms like Zillow, Facebook Marketplace, Craigslist, and MHVillage for effective property marketing.
• Comfortable using Google Workspace and Slack for communication and document management.
• Familiar with e-signature software to facilitate the signing of lease agreements and other documents.

Practical notes

• The offered salary for this position is 53,000 PHP with Health Maintenance Organization (HMO) benefits or 55,000 PHP without HMO coverage.
