What you'll do
- Oversee the entire preconstruction process, from initial project conception through to the finalization of construction documents.
- Collaborate closely with project managers, estimators, and design teams to ensure all project requirements are met and aligned with client expectations.

- Conduct thorough site evaluations and feasibility studies to assess potential risks and opportunities for each project.

- Facilitate effective communication between all project stakeholders, ensuring transparency and collaboration throughout the preconstruction phase.

- Review and approve all preconstruction documentation, ensuring accuracy and completeness before project handoff to construction teams.
Requirements
- Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field.
- A minimum of 8 years of experience in preconstruction or a similar role within the construction industry.
- Proven track record of successfully managing multiple projects simultaneously, with a strong focus on budget and schedule adherence.
- Excellent leadership and team management skills, with the ability to inspire and motivate a diverse group of professionals.
- Strong analytical and problem-solving abilities, with a keen attention to detail.
- Exceptional communication and interpersonal skills, capable of building relationships with clients, team members, and external partners.
- Proficiency in construction management software and tools, as well as Microsoft Office Suite.
- Familiarity with building codes, regulations, and industry standards.
- Ability to work in a fast-paced environment and adapt to changing priorities.
Nice to have
- Professional certifications such as LEED AP, PMP, or similar credentials are a plus.
- Experience with sustainable building practices and green construction methodologies.
- Knowledge of advanced construction technologies, including Building Information Modeling (BIM).

Skills & tools
The successful candidate will be proficient in various construction management software tools, including but not limited to Procore, Bluebeam, and Microsoft Project. Strong skills in budgeting, scheduling, and project management methodologies are essential. The ability to utilize BIM and other advanced technologies will be highly beneficial in streamlining the preconstruction process.
Practical notes
This position is based in Des Moines, Iowa, and requires a full-time commitment. The Preconstruction Director will be expected to travel occasionally to project sites as needed.
