About the role

You will develop and execute preventive maintenance programs tailored to each building's specific equipment and systems. You will supervise turnover work and actively complete repairs in-house whenever possible to control costs and quality. You will partner closely with the Property Manager to align maintenance strategies with business objectives and tenant needs. You will uphold CIM Group's operating and safety standards in every task you oversee. You will identify all building equipment systems and document their conditions and service histories accurately. You will lead a team of maintenance professionals, fostering their growth while driving operational excellence. You will contribute to the company's community-focused mission by preserving assets that support jobs and sustainable infrastructure.

What you'll do
Coordinate preventive maintenance schedules for all building mechanical systems to minimize downtime and extend equipment life.
Supervise turnover workstreams, managing scope, timelines, and in-house execution to maximize repair completion and cost efficiency.
Inspect and diagnose building equipment, identifying issues early and directing corrective actions in accordance with safety standards.
Develop and implement detailed maintenance programs for each building, using data and system knowledge to prioritize work.
Liaise with the Property Manager to translate business objectives into actionable maintenance plans and service standards.
Oversee vendor relationships and in-house crews, ensuring work is performed to code, on schedule, and within budget.
Maintain accurate records of service history, inventory, and compliance documentation for every system and piece of equipment.
Promote a culture of safety and continuous improvement within the maintenance team through training and clear procedures.
Monitor building performance metrics, recommending improvements that enhance reliability, efficiency, and tenant satisfaction.
Lead complex maintenance projects from initial assessment through final closeout, ensuring thorough documentation and handover.
Coordinate with internal stakeholders and external partners to resolve maintenance issues promptly and professionally.
Support sustainability and resilience goals by optimizing systems performance and reducing waste in maintenance operations.
Ensure all maintenance activities comply with local regulations, industry standards, and CIM Group's operating protocols.
Guide technicians in daily tasks, providing mentorship, quality checks, and constructive feedback to elevate team capabilities.
Requirements
Candidates must possess a proven track record in managing maintenance operations for commercial buildings or similar facilities.
You must have direct experience supervising maintenance teams and coordinating work across multiple trades and systems.
You should demonstrate strong knowledge of building mechanical systems, including HVAC, plumbing, electrical, and fire safety systems.
You must hold a valid driver's license and be able to perform duties involving travel within the Oakland area and occasional visits to other properties.
You must pass pre-employment screening, including reference checks, background checks, and drug testing as required by company policy.
You must be legally authorized to work in the United States without sponsorship at this time.
You must have reliable transportation and the ability to commute to the Oakland location consistently.
You must maintain professionalism and integrity while representing CIM Group in interactions with tenants, vendors, and team members.
You must adhere to all safety protocols and regulatory requirements governing maintenance work in commercial real estate.
You must be comfortable using computer-based tools for scheduling, reporting, and communication in a professional environment.
You must be able to manage competing priorities and maintain attention to detail in a fast-paced, asset-focused setting.
You must communicate clearly and respectfully with employees at all levels, tenants, and external partners.
You must be willing to participate in on-call rotations as needed to address urgent maintenance issues.
You must follow all company policies, including those related to confidentiality, ethics, and workplace conduct.
Nice to have
Experience with real estate portfolios that include diverse property types such as multifamily, commercial, and mixed-use assets.
Knowledge of sustainable building practices and energy-efficient systems is preferred.
Understanding of construction documentation, estimating, and basic contract administration.
