The Mortgage Loan Closer owns the final verification and execution phase that ensures every loan file is accurate, compliant, and ready for funding. You will act as the primary safeguard against errors by meticulously reviewing documents before they reach the closing table. The position requires you to own the data flow from the loan origination system into the closing package. You will coordinate directly with title and settlement partners to maintain a seamless transaction. Success in this role means you protect the borrower's interests and preserve the integrity of the transaction. This is a hands-on position where your diligence directly impacts the speed and security of each loan closing.
What you'll do
The role demands rigorous adherence to detail and process throughout the entire closing lifecycle. You will thoroughly review all pre-closing documents to ensure accuracy of information, including fees, rates, property details, and vesting, before document preparation. Input required closing data accurately in the loan origination system to maintain file integrity. Review Compliance Ease reports diligently and remediate any fails or alerts to ensure compliance standards are met. Check title report for correct endorsements and approved items, and to verify that Borrower and property information are correct and matches all records. Conduct compliance reviews of Loan Estimates, TILA disclosures, and fraud tools, ensuring the loan fully complies with federal and state rules and investor guidelines. Prepare and issue the Initial Closing Disclosure in a timely and accurate manner. Coordinate loan closing logistics with the title company to ensure all parties are aligned. Draw and release closing documents to the Settlement Agent securely and efficiently. Submit request to the warehouse bank promptly and release funds upon approval. Authorize funding of the loan upon final verification of all conditions. Assist in resolving any post-closing issues as needed to maintain customer satisfaction and regulatory compliance.
Requirements
To excel in this role, you must possess specific professional experience and competencies developed through recent, hands-on work in the mortgage industry. Candidates must have 3+ years of recent mortgage closing/funding experience demonstrating a proven track record of managing complex transactions. You must exhibit exceptional attention to detail and strong organizational skills to manage multiple priorities and deadlines without error. Staying current on federal, state, investor and internal policies and procedures is critical to ensuring all loans meet regulatory standards. Maintaining transparency between all teammates involved in a customer's journey is essential for collaboration and problem-solving. A Bachelor's degree is required as a preferred qualification, providing a foundational understanding of financial and regulatory concepts.
Compensation
The expected base salary range for this position will be $60,000 - 65,000 USD, with additional uncapped monthly bonus opportunities targeting approximately 15% of the base salary. This structure supports total On-Target Earnings for this role being approximately $75,000-80,000, rewarding high performance and dedication to operational excellence.
Employment Type and Location
This is a Full-Time position operating under a Hybrid schedule, requiring presence in the office Monday through Wednesday, with remote work allowed for Thursday and Friday. The role is based in New York, NY, placing you at the heart of our operational hub.
Reporting Structure
The Mortgage Loan Closer reports directly to the Closing Manager, integrating into the leadership team to uphold our standards and drive process improvements.
