The hire owns the financial integrity of the assigned portfolio, managing budgets, revenues, and expenses to meet corporate objectives. This position owns the cultivation of strong tenant relationships, acting as the primary point of contact to address needs and resolve issues proactively. The role owns the oversight of all vendors and service providers, ensuring contractual compliance and high-standard execution of maintenance tasks. This hire owns the implementation of innovative programs designed to enhance the tenant experience and drive occupancy goals. The Commercial Property Manager owns the leadership of cross-functional teams, coordinating with corporate departments to align property performance with business strategies. This position is responsible for maintaining meticulous property records and ensuring all documentation supports long-term asset value.

What you'll do
- Conduct comprehensive inspections of property exteriors, common areas, and tenant spaces to verify adherence to lease stipulations and ownership standards.
- Generate and process work orders for maintenance, repairs, and tenant improvement projects, coordinating closely with approved vendors and internal teams.
- Establish and maintain proactive relationships with property vendors, monitoring service delivery and managing contract compliance to ensure performance targets are met.
- Field inquiries and resolve tenant concerns with professionalism, providing timely updates and ensuring complete satisfaction through structured follow-up protocols.
- Analyze historical financial data to construct the annual operating budget, including detailed income and expense forecasts for the property portfolio.
- Monitor accounts receivable activity, prepare monthly variance reports, and support quarterly re-forecasting initiatives to maintain financial accuracy.
- Review all vendor invoices against approved purchase orders and service agreements to validate amounts and authorize payments accurately.
- Liaise with corporate accounting personnel to address property-specific financial questions and streamline the resolution of outstanding vendor issues.
- Utilize advanced interpersonal abilities to build trust with building occupants, employees, city officials, and other key community stakeholders.
- Research and implement innovative tenant experience programs, including amenities and communication strategies, to strengthen retention and satisfaction.
- Maintain organized property files, ensuring all leases, correspondence, inspection reports, and service records are current and accessible.
- Identify process improvements and develop new methodologies to increase operational efficiency and reduce unnecessary building expenditures.
- Collaborate with internal departments such as Leasing, Tenant Improvement, Development, and Construction to support integrated project goals.
- Administer property management software and Microsoft Office applications to track performance metrics and document activities.
- Perform additional job-related tasks as assigned by senior management to support organizational priorities.
- Ensure strict adherence to company policies, regulatory requirements, and safety standards in all property operations.
- Provide regular status updates and performance summaries to leadership regarding property health and tenant relations.
Requirements
- Hold a Bachelor of Arts degree or possess equivalent professional experience in a related field.
- Bring a minimum of 5 years of documented Commercial Property Management experience to the role.
- Demonstrate a proven track record as a Commercial Property Manager in previous positions.
- Show substantial experience managing leasing activities and direct tenant interactions.
- Exhibit excellent communication skills, delivering clear and professional verbal and written correspondence.
- Possess innovative marketing skills and the ability to develop strategies that enhance property visibility.
- Demonstrate budget experience, including the capability to analyze financial statements and explain variances effectively.
- Maintain excellent customer service orientation and exceptional organizational skills under pressure.
- Show intermediate knowledge of Yardi Voyager property management software and the full Microsoft Office Suite.
- Prove the ability to be self-motivated, creative, and resourceful in solving complex operational challenges.
- Highlight previous Yardi Voyager experience as a preferred qualification for this position.
