About the role
Mainstay is the leading market intelligence platform purpose built for buying, managing, and selling homes in the single family rental industry. As an AI native company, we turn complex data into clarity that helps the industry move forward with confidence. Founded within Opendoor, Mainstay launched as an independent company in 2024 and recently raised a Series A round led by Khosla Ventures. You will own both sides of the transaction, executing acquisitions and dispositions for some of the largest institutional buyers and sellers of single family homes in the country. On the acquisition side, you will move quickly to structure and present offers, then negotiate ruthlessly on behalf of our customers to secure the best possible terms. On the disposition side, you will manage listings end-to-end, activating them, negotiating offers, and shepherding deals from contract to close while maintaining momentum. You will operate at a high volume in a fast-moving Series A startup where tools and processes evolve constantly, requiring you to master specific client playbooks quickly and adapt without hesitation. This role demands sound judgment, hard conversations, and the countless small decisions that keep transactions intact, which is why we pair seasoned agents with the best AI tools available to multiply individual impact. This position is fully remote within the United States.
What you'll do
- Rapidly assemble and submit purchase offers while negotiating aggressively to protect customer interests across multiple markets simultaneously.
- Manage single family rental listings from activation to close, including pricing strategy, showings, offer review, and contract execution.
- Utilize advanced data intelligence to evaluate comparative market analysis and identify optimal entry and exit points for investment properties.
- Coordinate closely with transaction coordinators and field teams to ensure smooth execution of due diligence, inspections, and document delivery.
- Build and refine custom AI workflows using large language models and real estate-specific automation tools to streamline offer drafting, marketing, and client updates.
- Conduct detailed inspection report analysis and summarization to extract key risks and negotiate remediation terms efficiently.
- Maintain strict compliance with Fair Housing regulations and internal policies while using AI outputs to support decision making.
- Communicate proactively with institutional sellers and buyers, providing clear status updates and strategic recommendations based on real-time market signals.
- Evaluate when human judgment supersedes automated suggestions and validate all AI-generated content for accuracy and regulatory adherence.
- Champion new tools and process changes by testing features early, providing feedback, and sharing best practices across the team.
- Mentor other agents on AI adoption and workflow design that demonstrably increase closed deals and reduce turnaround time.
- Balance a high volume of opportunities across disparate markets while ensuring no critical task falls through the cracks.
- Leverage CRM, communication platforms, and data dashboards to maintain organized records and transparent pipelines.
- Drive listing performance through data-informed pricing adjustments and targeted marketing strategies.
- Act as the primary point of contact for clients during critical negotiation and closing phases to preserve trust and relationships.
Requirements
- Hold active real estate licenses in at least 3 states within the operating footprint, including GA, FL, TX, NC, AZ, TN, AL, IN, OH, MO, KS, NV, CO, CA, or OK, with willingness to obtain additional licenses after hire.
- Bring 5 or more years of hands-on experience as a licensed real estate agent with a track record in both buy and sell side transactions.
- Demonstrate substantial experience managing acquisitions and dispositions, including offer drafting, negotiation, listing management, and contract-to-close coordination.
- Provide specific evidence of building and using AI workflows, such as custom GPTs or automation, to manage a real pipeline and generate measurable outcomes.
- Apply sound judgment in determining when AI is appropriate and when human intervention is necessary, especially regarding Fair Housing compliance and offer accuracy.
- Exhibit strong technical proficiency with Salesforce or similar CRM, G-Suite, Slack, and MacOS while comfortably operating in multiple systems at once.
- Communicate effectively in writing and speech, producing clear, concise, and persuasive materials for clients and internal stakeholders.
- Thrive in a high-volume, fast-paced environment where shifting priorities and frequent ambiguity are the norm rather than the exception.
- Embrace change early, testing new tools and workflows before peers and advocating for their adoption across the organization.
- Show up reliably at all hours, including nights and weekends, to support deals that require immediate attention.
- Commit to continuous learning of evolving tools, market conditions, and regulatory requirements that impact real estate transactions.
- Maintain strict confidentiality and professionalism when handling sensitive client information and negotiation strategies.
- Meet performance targets related to deal velocity, closed deal count, and client satisfaction through disciplined execution and strategic use of technology.
Nice to have
- Experience working with institutional investors and large-scale single family rental portfolios.
- Familiarity with AI platforms designed specifically for real estate workflows such as Follow Up Boss AI, Compass AI, or Real's Leo.
- A history of mentoring other agents on AI-driven productivity techniques and collaboration tools.
- Prior success in fast-moving startups where process flexibility and rapid tool adoption are essential.
- Demonstrated ability to quantify the impact of AI workflows on key metrics like deal speed, accuracy, and conversion rates.
