Mainstay is the leading market intelligence platform purpose built for buying, managing, and selling homes in the single family rental industry. As an AI native company, we turn complex data into clarity that helps the industry move forward with confidence. Founded within Opendoor, Mainstay launched as an independent company in 2024 and recently raised a Series A round led by Khosla Ventures. You will own both sides of the transaction - acquisitions and dispositions - for some of the largest institutional buyers and sellers of single family homes in the country, executing offers and managing listings end-to-end with a focus on ruthless negotiation and meticulous detail. This is a high-volume role at a fast-moving Series A startup where tools change, processes change, and every customer comes with a specific playbook you are expected to know cold while staying calm when chaos erupts. You will pair seasoned judgment, hard conversations, and the dozen small decisions that keep deals together with the best AI tools available to multiply what one great agent can do in the single family rental market. This role is fully remote within the United States, and you will thrive by adopting new tools, championing change, and using AI to scale a real pipeline while knowing when to pick up the phone.

What you'll do
- Source and analyze off-market single family homes using advanced search strategies and data signals to uncover hidden acquisition opportunities for institutional buyers.
- Build and execute a disciplined offer strategy, drafting, presenting, and negotiating purchase terms with speed and precision to secure the best outcomes for our customers.
- Manage end-to-end disposition workflows for listed properties, coordinating showings, evaluating offers, and negotiating counteroffers to maximize value and minimize time on market.
- Serve as the primary point of contact for institutional buyers and sellers, translating complex market data into clear narratives that drive decisions and de-risk transactions.
- Construct and maintain detailed comparative market analyses, leveraging AI-assisted valuation models to validate pricing assumptions and support aggressive negotiation stances.
- Design and implement standardized playbooks for offer submission, inspection response, and contract negotiation that can be replicated across markets and properties.
- Integrate multiple transaction management systems and communication platforms to track deadlines, document revisions, and status updates in real time.
- Proactively identify and mitigate title, inspection, and regulatory risks by coordinating with third-party partners and escalating issues before they escalate.
- Develop and test AI-driven workflows for listing copy, inspection report summarization, and client outreach, measuring impact on deal velocity and quality.
- Coach and enable transaction coordinators and field teams on best practices, ensuring consistent execution of strategy across every deal.
- Maintain rigorous pipeline hygiene in Salesforce, updating every touchpoint so leadership can forecast performance and allocate capital with confidence.
- Partner closely with pricing and field teams to validate comps, refine marketing tactics, and optimize listing pricing based on real-time feedback.
- Evaluate the accuracy and compliance of AI-generated content, exercising judgment to override recommendations that conflict with market realities or Fair Housing rules.
- Continuously experiment with new tools, providing structured feedback to product and operations teams on what works, what does not, and why.
Requirements
- Hold an active real estate license in Illinois plus licenses in at least 2 other states within our operating footprint (GA, FL, TX, NC, AZ, TN, AL, IN, OH, MO, KS, NV, CO, CA, OK), with willingness to obtain additional licenses post-hire as business needs dictate.
- Bring 5+ years of hands-on experience as a licensed real estate agent, with a proven track record of managing both acquisitions and dispositions in fast-paced environments.
- Demonstrate the ability to draft and present offers, negotiate terms, manage listing appointments, and shepherd contracts from execution to close without dropping critical tasks.
- Build and maintain AI workflows using at least one general-purpose LLM such as ChatGPT, Claude, or Gemini, and ideally at least one real-estate-specific tool like Follow Up Boss AI, Compass AI, Real's Leo, or equivalent, documenting clear impact on pipeline performance.
- Exercise sound judgment around when AI should not be used, and possess the skill to evaluate AI outputs for accuracy, Fair Housing compliance, and alignment with institutional standards before sharing with clients or counterparts.
- Operate confidently in a high-volume, rapidly shifting environment where priorities change by the hour and nothing falls through the cracks due to your obsessive attention to detail.
- Show resilience and calm under pressure, thriving on nights and weekends when deals demand your presence and availability is non-negotiable.
- Exhibit mastery of core real estate tools, including Salesforce or a similar CRM, G-Suite, Slack, and MacOS, with the ability to toggle between systems while maintaining data integrity.
- Provide a 2-minute Loom walkthrough of one workflow you have built, explaining the tools used, the specific process steps, and the measurable impact on deal outcomes as part of your application review.
- Display intellectual curiosity and a collaborative mindset, actively seeking feedback from transaction coordinators, pricing teams, and field partners to refine playbooks and improve results.
