About the role
You will architect and execute a comprehensive leasing strategy designed to maximize residential rental income across our portfolio. In this capacity, you will own the full leasing funnel from initial lead capture to final contract execution, ensuring that no opportunity falls through the cracks. You will cultivate a high-performing team environment where leasing specialists are empowered, coached, and held accountable for their results. This role requires you to synthesize local market intelligence and translate it into actionable pricing and concession strategies that strengthen our competitive position. You will serve as the primary liaison between the leasing floor and the corporate strategy team, communicating performance metrics and market trends upward. You will collaborate closely with the Community Manager to develop and refine all advertising materials, ensuring brand consistency and market relevance. Your work will directly influence the resident experience by ensuring that our communities are filled with engaged, well-qualified tenants who align with our culture. You will be expected to use data not just to report on past performance but to predict future outcomes and adjust tactics accordingly.

What you'll do
Develop and implement leasing plans that drive occupancy and revenue growth in alignment with corporate objectives.
Own the performance of the leasing team by setting clear expectations, monitoring key performance indicators, and providing ongoing feedback.
Analyze local market conditions, competitor activity, and internal data to recommend adjustments to rental rates and promotional offers.
Field and qualify all incoming leads through phone, email, and chat channels to ensure a high standard of resident acquisition.
Prepare detailed market research reports that inform pricing decisions, move-in strategies, and marketing initiatives.
Partner with the Community Manager to create, review, and distribute advertising copy, digital content, and promotional materials.
Identify and nurture relationships with potential corporate clients, referral partners, and move management companies.
Conduct regular audits of the leasing process to identify bottlenecks and implement improvements that enhance the resident journey.
Represent Flow at community events, public gatherings, and industry functions to strengthen our local brand presence.
Utilize property management software to track lead statuses, lease expirations, and team productivity metrics in real time.
Maintain a thorough understanding of unit inventory, pricing tiers, and concession structures to respond accurately to resident inquiries.
Support special projects that enhance the resident experience and contribute to the long-term vision of the community.
Champion a culture of compliance, ensuring that all leasing activities adhere to company standards and regulatory requirements.
Act as a mentor to junior leasing staff, sharing best practices and fostering professional growth within the team.
Requirements
You possess a proven track record of success in a leasing or sales management role within the multifamily or related real estate sector.
You have demonstrated the ability to lead, coach, and develop a team of customer-facing professionals toward ambitious performance goals.
You hold a high school diploma or equivalent; a bachelor's degree is preferred but not required.
You are authorized to work in the United States and do not require sponsorship for this position at this time.
You have a valid driver's license and a reliable vehicle suitable for traveling within the Miami metropolitan area.
You bring a minimum of three years of experience in a leasing management capacity, with at least one year in a leadership role.
You exhibit strong written and verbal communication skills, with the ability to tailor your message to diverse audiences.
You are comfortable working both independently and as part of a distributed team, managing your time effectively in a fast-paced environment.
You have a history of meeting or exceeding demanding performance metrics in a residential leasing context.
You are proficient in using computers, email, and common software programs to manage data and communicate with stakeholders.
You have a solid understanding of fair housing laws and are committed to maintaining an inclusive and respectful workplace.
You can demonstrate a consistent ability to handle multiple priorities, adapt to change, and maintain attention to detail.
You are prepared to work standard business hours, which may include evenings and weekends to support community events and leasing goals.
You understand that this role may require travel between properties and community touchpoints within the region.
