The Senior Project Manager at Flowlife acts as the central owner for every development, driving each initiative from initial concept through final handover with unwavering accountability. You will establish and maintain a strict governance rhythm that tracks risks, modifications, and critical path dependencies across the entire project timeline. This role requires synchronizing structural, mechanical, electrical, plumbing, and exterior teams to ensure seamless document and decision alignment at every phase. You will directly manage relationships with external consultants and contractors while providing clear direction to internal design groups to uphold Flow's community standards. A core part of this position involves monitoring financial plans, schedules, and key milestones to keep developments precisely on track and within budget. You will take full ownership of furniture, fixtures, and equipment selection while supervising on-site execution to guarantee results align perfectly with design concepts. The position demands a strict stance against unauthorized changes and vague choices to protect the integrity of each development. Ultimately, you will coach and mentor other Project Managers by providing frameworks, evaluations, and performance feedback to drive reliable, high-quality outcomes across the portfolio.

• Institute a structured governance rhythm while tracking risks, modifications, and critical path dependencies to prevent delays and cost overruns.
• Synchronize work across structural, mechanical, electrical, plumbing, and exterior teams to ensure document and decision alignment throughout all development stages.
• Direct external consultants and contractors, plus internal design groups, to uphold Flow's community standards and resident experience targets with precision.
• Monitor financial plans, schedules, and key milestones proactively to keep developments on track and aligned with strategic objectives.
• Oversee furniture, fixtures, and equipment selection and supervise on-site execution to ensure results match design concepts and functional requirements exactly.
• Support adaptations to standard offerings and tenant-specific projects while preserving clear, comprehensive documentation for future reference.
• Coach Project Managers by offering detailed frameworks, regular evaluations, and constructive performance feedback to ensure reliable and consistent outcomes.
• Manage all project categories within Flow's portfolio, including new construction, adaptive reuse, conversions for third-party standards, and tenant fit-outs with equal diligence.
• Report directly to the Head of Design Management, providing transparent updates and insights to support strategic decision-making at the highest level.
• Establish and enforce a strict stance against unauthorized changes and vague choices to maintain project clarity and momentum.

Requirements

You must possess 3 to 5 years of experience managing complex projects in real estate, development, or design settings with a proven ability to handle multiple responsibilities simultaneously. A demonstrated track record in managing new builds, conversions, and interior fit-outs while coordinating multiple teams is essential for success in this position. You must take full ownership of project records, risk tracking, change control processes, and decision history across all development stages without exception. The ability to coordinate various technical inputs is essential, ensuring smooth integration between structural, mechanical, electrical, and exterior elements throughout the project lifecycle. You must safeguard brand integrity and resident experience expectations while diligently handling budgets, deadlines, and contractual duties with professionalism. This role requires a high level of accountability, attention to detail, and the ability to operate independently while managing complex dependencies. You must be comfortable working within a structured governance framework and adhering to strict standards for documentation and decision-making. The position demands resilience in managing uncertainty and modifications while keeping all stakeholders aligned and informed.
