Perform comprehensive real estate market analysis to identify optimal locations and growth opportunities for new Flow communities.
Develop and maintain sophisticated financial models that evaluate the economics of potential acquisitions, dispositions, and development scenarios.
Draft, negotiate, and finalize commercial real estate agreements including leases, purchase agreements, development contracts, and financing documents.
Collaborate with internal stakeholders to conduct rigorous due diligence on all real estate transactions, ensuring clear title, regulatory compliance, and accurate property representations.
Coordinate closely with the operations and design teams to ensure site plans, unit layouts, and common area improvements align with the Flow living experience standards.
Manage the end-to-end execution of real estate transactions, tracking key milestones, deadlines, and deliverables to ensure timely completions.
Advise on risk mitigation strategies related to zoning, environmental regulations, construction, and ongoing property management within the Flow ecosystem.
Liaise with external counsel, brokers, lenders, and vendors to streamline transaction processes and secure favorable terms for the company.
Implement and maintain real estate databases and reporting systems that provide actionable insights into portfolio performance and project status.
Support the development of policies and procedures that standardize real estate practices across all Flow locations while allowing for local market adaptation.
Drive the evaluation of alternative real estate structures, such as joint ventures and public-private partnerships, to maximize value and strategic flexibility.
Oversee the administration of leases and property contracts post-close, ensuring compliance with terms and identifying opportunities for renegotiation or optimization.
Partner with finance and tax teams to model the impact of real estate decisions on cash flow, depreciation, and overall financial performance.
Champion initiatives that integrate technology and data into real estate decision-making, enhancing due diligence and long-term portfolio strategy.
Act as a trusted advisor to senior leadership, presenting complex real estate options and recommendations in a clear, concise, and actionable manner.
Requirements
You are a licensed attorney in good standing with the New York State Bar Association or another U.S. jurisdiction, with a demonstrated focus on real estate transactions.
You possess a Juris Doctor degree from an accredited law school and have substantial experience drafting and negotiating commercial real estate agreements.
You have a proven track record of managing real estate deal pipelines and closing transactions in a fast-paced, dynamic environment.
You are highly proficient in Microsoft Office, with advanced skills in Excel, including financial modeling and data analysis.
You have strong written and verbal communication skills and the ability to translate complex legal concepts into clear, actionable guidance for non-lawyers.
You are detail-oriented with excellent judgment, able to manage multiple priorities and deliver high-quality work under tight deadlines.
You are a self-starter with a collaborative mindset, comfortable working independently and as part of a distributed team aligned with a technology-forward brand.
You understand the fundamentals of real estate finance, including lease structures, purchase accounting, and basic valuation methodologies.
