Position Overview
This role reports directly to the Director of Acquisitions & Development, or Managing Partner, and is pivotal in shepherding self-storage projects from initial concept through the complex entitlement process. The successful candidate will own the pre-development phase, orchestrating the intricate workflow required to secure necessary permits and approvals. This involves acting as the central liaison between internal stakeholders, external consultants, municipal agencies, and third-party vendors. The position demands rigorous oversight of project schedules and budgets to ensure alignment with investor objectives and firm standards. The ideal candidate will not only navigate the regulatory landscape but also proactively shape project timing and compliance to ensure storage plans meet stringent council requirements. Key Responsibilities
- Strategic Project Intake: Analyze mapping and intake data to evaluate and recommend viable storage project opportunities across Southern California cities.
- Entitlement Leadership: Draft comprehensive project plans that translate storage development goals into compliant proposals that satisfy city council expectations and regulatory standards.
- Consultant Coordination: Manage and synthesize input from a diverse network of consultants, transforming site-specific data into cohesive and persuasive entitlement materials.
- Stakeholder Advocacy: Lead negotiations and communications with city officials and agencies to secure storage-specific approvals, while meticulously tracking and responding to all municipal feedback.
- Schedule Governance: Implement and guard project timelines, ensuring that each storage build progresses efficiently through the city's approval and construction phases despite potential obstacles.
- Financial Oversight: Develop and manage detailed budgets for pre-development and entitlement phases, ensuring all storage project costs remain within established financial parameters.
- Internal Communication: Provide regular, clear updates to partners and leadership regarding project status, risks, and key decisions to facilitate timely and informed strategic choices.
- Document Management: Maintain exhaustive records of all permit applications, communications, and approvals to create a streamlined file for future review and audit of storage sites.
Required Qualifications
