About the role
Vulcan Elements is looking for a dedicated Facilities Manager to oversee the day-to-day operations and maintenance of their Benson, North Carolina facility. This role is responsible for ensuring that all physical assets, building systems, and grounds are maintained to the highest standards of safety and efficiency. The Facilities Manager will lead a team of maintenance professionals and coordinate with external vendors to keep the site running smoothly. This position plays a critical part in supporting the company's operational goals and maintaining a productive work environment for all employees.

What you'll do
- Supervise and coordinate all preventive maintenance schedules for building mechanical and electrical systems across the facility.
- Manage a team of maintenance technicians and assign daily tasks to ensure timely completion of repair work orders.
- Conduct regular inspections of the building structure, roofing, plumbing, HVAC, and fire safety equipment to identify potential issues.
- Develop and implement cost-effective strategies for reducing energy consumption and lowering overall utility expenses at the site.
- Oversee all vendor contracts and negotiate service agreements for landscaping, waste removal, and specialized repair services.
- Ensure the facility complies with all local, state, and federal building codes, fire regulations, and occupational safety standards.
- Coordinate emergency response procedures and manage communication with local authorities during facility-related incidents or outages.
- Maintain accurate records of all maintenance activities, work orders, equipment warranties, and facility-related expenditures.
- Plan and manage facility improvement projects from initial concept through completion, including budgeting and timeline tracking.
- Serve as the primary point of contact for employees regarding facility concerns, workspace requests, and operational issues.
- Organize and direct seasonal upkeep activities such as winterization, storm preparedness, and summer cooling system checks.
- Collaborate with the operations team to plan workspace layouts and support future expansion or reconfiguration needs.
Requirements
- A minimum of five years of experience in facilities management, building maintenance, or a related operational role.
- Demonstrated experience supervising hourly and salaried maintenance staff in a multi-trade environment.
- Strong working knowledge of commercial building systems including HVAC, electrical, plumbing, and fire suppression.
- Familiarity with computerized maintenance management systems and work order tracking software for maintenance planning.
- Ability to obtain and maintain any required security clearances or industry-specific certifications for the site.
- Willingness to be on-call for after-hours emergencies and to respond to urgent facility issues as needed.
- A high school diploma or equivalent is required; an associate or bachelor degree in facilities management or a related field is preferred.
- Proven track record of managing facility budgets, controlling costs, and delivering maintenance services within allocated financial limits.
Nice to have
- Previous experience managing a campus-style or multi-building facility rather than a single-site location.
- Certification in project management or a comparable credential in facilities or maintenance management.
- Knowledge of sustainable building practices, green maintenance techniques, and energy-efficient technologies.
- Experience working with industrial or chemical manufacturing environments and associated regulatory requirements.
Skills & tools
- Proficiency with computerized maintenance management systems such as UpKeep, Fiix, or equivalent CMMS platforms.
- Familiarity with building automation systems and direct digital control for HVAC and lighting management.
- Competence in Microsoft Office Suite, particularly Excel for budget tracking and PowerPoint for reporting.
- Experience with procurement software or vendor management tools for coordinating service contracts and purchase orders.
- Knowledge of OSHA workplace safety standards and EPA environmental compliance regulations relevant to facility operations.
- Ability to read and interpret architectural drawings, mechanical blueprints, and electrical schematics for troubleshooting and planning.
Practical notes
- This is a full-time, on-site position based at the Vulcan Elements facility in Benson, North Carolina.
- The Facilities Manager will report directly to the operations leadership team and participate in weekly operational reviews.
- The role requires a valid driver license and the ability to travel occasionally to supplier locations or regional sites.
