SpaceX is on the lookout for a Senior Real Estate Analyst to take charge of our extensive portfolio that includes office spaces, manufacturing sites, and operational facilities. In this pivotal role, you will be responsible for overseeing property transactions and ensuring that all essential documentation is meticulously maintained. What you'll do
- Identify and evaluate potential property opportunities, negotiating terms for acquisitions, dispositions, subleases, and lease terminations to optimize our real estate portfolio.
- Collaborate closely with finance and legal teams to finalize transaction details and ensure that all payment processes are executed accurately.
- Maintain an organized real estate database and physical documentation to ensure that all legal records are easily accessible and up to date.
- Monitor key portfolio metrics such as lease expirations, property sizes, and contact information to facilitate comprehensive reporting.
- Conduct thorough market research to analyze trends and provide data-driven insights and recommendations to internal stakeholders.
- Serve as the primary liaison for brokers, landlords, and neighboring property owners to foster professional relationships and effectively address any property-related concerns.
- Develop and implement strategies to enhance the efficiency of real estate operations and transactions.
- Prepare detailed reports and presentations to communicate findings and recommendations to senior management and other stakeholders.
- Assist in the development of long-term real estate strategies that align with SpaceX's growth objectives.
- Participate in cross-functional teams to support various projects that require real estate expertise.
- Ensure compliance with all relevant regulations and company policies throughout the real estate transaction process.
- Provide training and mentorship to junior team members to build a strong real estate team.
Requirements
- A minimum of an associate or bachelor's degree, coupled with over 10 years of corporate real estate experience, or at least 15 years of relevant experience in the absence of a degree.
- An active real estate license is mandatory for this position.
- Candidates must be U.S. citizens, lawful permanent residents, refugees, or asylees to comply with ITAR regulations.
- Strong analytical skills with the ability to interpret complex data and market trends.
- Proven experience in managing real estate transactions from inception to completion.
- Excellent organizational skills with a keen attention to detail.
Nice to have
- Possession of a real estate license in states such as Texas, Washington, Florida, or California is advantageous.
- An ABA-approved Real Estate Paralegal certificate would be beneficial.
- A degree in real estate, economics, or business is preferred.
- Familiarity with contract management processes and best practices.
- Previous experience in a fast-paced corporate environment is a plus.
Skills & tools
- Proficient in Microsoft Office Suite, including Word, Outlook, Excel, and PowerPoint, for effective communication and reporting.
- Experience with Archibus software for real estate management is desirable.
- Strong verbal and written communication abilities to convey information clearly and effectively.
- Capable of managing multiple tasks simultaneously while maintaining a high level of accuracy.
- Ability to work collaboratively within cross-functional teams to achieve common goals.
Practical notes
- The salary range for this position is between $110,000 and $150,000 annually.
- The role may require occasional travel, estimated at 5-10%.
- Candidates should be prepared for the possibility of extended hours or weekend work when necessary.
