This role reports directly to the Americas Development Director and acts as the primary technical and construction execution lead, serving as the critical #2 to the Americas Development Director. The position holds end-to-end accountability for the day-to-day management and successful execution of this adaptive reuse project, with a target opening in the second quarter of 2027. It offers a hands-on opportunity to manage the complete project lifecycle within a medium-scale, complex development setting. The Senior Project Manager will lead and orchestrate work across internal design and development teams while managing relationships with external consultants and key stakeholders. This role is deeply embedded in the site-based environment and requires a self-starter capable of autonomous operation with strong decision-making authority.

What you'll do

You will manage General Contractors and trade subcontractors comprehensively through pre-construction, construction, commissioning, and closeout phases. You will serve as the primary day-to-day point of contact for the General Contractor and all trade subcontractors present on site. You will coordinate administrative requirements with subcontractors and vendors, establishing strong working relationships throughout the construction period. You will oversee daily site activity in close coordination with the Superintendent to ensure work is safe, on schedule, and executed to specification. You will monitor jobsite safety compliance rigorously across all contractors, subcontractors, and vendors, including verifying training and site clearance protocols. You will identify, escalate, and resolve field issues, disputes, construction problems, and project risks promptly to prevent any project delays. You will lead weekly site progress and coordination meetings with the GC, trade contractors, and the design and consultant team to ensure alignment. You will coordinate material and equipment procurement and delivery timelines meticulously to keep all installations on schedule. You will ensure General Contractors and subcontractors perform strictly according to contract documents and project drawings.

You will prepare and issue Requests for Proposals and bid packages for trade and vendor scopes efficiently. You will compare contractor and subcontractor bids and proposals thoroughly, leading buyout negotiations through to the final awarding of contracts. You will prepare, negotiate, and process Letters of Intent and formal contract agreements with awarded subcontractors and vendors. You will review and respond to submittals, RFIs, and shop drawings, coordinating input seamlessly between the design team, consultants, and the field. You will develop and maintain the project's master construction schedule, including rolling 4-week look-aheads, and communicate any schedule changes proactively. You will prepare, track, and process change order proposals accurately for owner review and timely approval. You will review and verify contractor and subcontractor payment applications (AIAs) for precision before approval. You will monitor the construction project budget vigilantly, tracking costs against the approved budget and reporting any variations immediately. You will track punch list items to completion with diligence and compile comprehensive closeout documentation ahead of the handover to operations. You will oversee delivery and handover executed by a fit-out contractor (or main contractor) to the operations team, ensuring quality control and snagging are fully satisfied.

Requirements

You must possess 8+ years of demonstrable experience in a Construction Manager, Project Manager, Development Manager, or similar role leading large-scale redevelopments for a major construction or development company. You must have a proven track record of 5+ successfully executed, California-based construction and/or redevelopment projects, including extensive Shell & Core and high-end residential/hospitality fitout experience. You must demonstrate adaptive reuse renovation experience with a portfolio to validate it. You must have an intimate understanding of California State building codes and current regulations. You must have extensive experience negotiating multi-trade construction packages and maintaining robust relationships with General Contractors and trade networks specifically in Southern California. You must have direct experience working within a global hospitality, lifestyle, or luxury brand environment and its associated standards. You must have a strong understanding of the legal, financial, and design aspects inherent to hospitality development. You must exhibit exceptional leadership, negotiation, and stakeholder management skills in complex environments. You must be proficient with project management tools and enterprise reporting systems to provide accurate oversight. You must have the ability to travel within the United States and internationally approximately 2-4 times per year for project needs. You must hold a Master's Degree in Construction Management, Real Estate Development, Architecture, Business Administration, Engineering, or a closely related field that provides this expertise.
