About the role
Rowan Digital Infrastructure is actively building a distributed team dedicated to transforming data center delivery for speed and scale, and this role is central to that mission. The Senior Associate, Business Development will own the end-to-end customer development lifecycle in partnership with customer leads, ensuring alignment between commercial opportunities and strategic project goals. You will conduct deep market and customer research to uncover requirements, decision-making processes, and demand drivers within the data center real estate sector. A core part of this position involves abstracting and summarizing complex real estate lease agreements and term sheets to extract key commercial and financial parameters. You will be responsible for drafting preliminary term sheets that outline proposed business terms for prospective deals and clearly define the value proposition. In collaboration with Finance, you will help prepare investment committee memos that summarize deal overviews, assumptions, recommendations, and critical next steps. Additionally, you will track evolving commercial terms and perform detailed ad hoc financial analyses to rigorously support return economics and underwriting decisions. Close collaboration with cross-functional teams including site origination, development, legal, construction, operations, and energy is essential on a daily basis to address dependencies and commercial questions. You will also track critical path milestones, need-by dates, and potential financial commitments or project delays, reporting progress transparently in Weekly Business Reviews. Finally, you will assist with the negotiation and documentation of final lease and associated agreements while monitoring active transactions and providing ad hoc status reports to leadership.

What you'll do
Conduct in-depth market research and analysis to understand changes within the data center industry that provide insight to the Rowan Business Development team and our customers.
Perform customer research and due diligence to understand requirements and decision-making processes, stakeholders, and demand drivers for data center solutions.
Abstract and summarize complex real estate lease agreements and term sheets to identify critical commercial and financial provisions.
Draft preliminary term sheets outlining proposed business terms for prospective deals to facilitate efficient deal progression.
Help prepare investment committee (IC) memos summarizing deal overviews, assumptions, recommendations, and next steps for internal review.
Track evolving commercial terms and perform ad hoc financial analyses to support return economics and underwriting, working closely with the Finance team.
Collaborate with cross-functional teams including site origination/development, legal, finance, construction, operations, and energy on a daily basis to address commercial questions and dependencies.
Track critical path milestones, need-by dates, and potential financial commitments or project delays, reporting on commercial milestones in Weekly Business Reviews.
Assist with the negotiation and documentation of final lease and associated agreements to ensure alignment with commercial objectives.
Monitor active transactions and provide ad hoc status reports to leadership to maintain visibility and support decision-making.
Analyze market trends and competitor activities to inform strategic positioning and opportunity prioritization for Rowan Digital Infrastructure.
Support the evaluation of potential development or acquisition opportunities by synthesizing data from multiple sources into concise summaries.
Contribute to the development and maintenance of deal pipelines, ensuring accurate forecasting and transparent tracking of commercial progress.
Assist in building and maintaining strong relationships with key stakeholders to reinforce trust and long-term partnership objectives.
Participate in project governance forums and cross-functional working groups to ensure alignment on commercial risks, timelines, and deliverables.
Requirements
Bachelor's degree in business, economics, finance, real estate or related field is required for this role.
2-4 years of relevant experience in real estate, consulting, investment banking or related roles is a strict eligibility criterion for consideration.
Strong analytical capabilities and advanced Excel financial modeling skills are essential to perform the core responsibilities effectively.
Excellent written and verbal communication abilities are required to engage with internal stakeholders and external partners consistently.
Superior attention to detail and exceptional organizational skills are mandatory to manage multiple complex transactions accurately.
Proficiency with the Microsoft Office suite is a hard requirement for day-to-day productivity and collaboration.
Self-motivation with the demonstrated ability to multi-task, prioritize workloads, and meet strict deadlines is necessary in this fast-paced environment.
Ability to work remotely and manage schedules across time zones while maintaining high levels of accountability and ownership.

Comfort working independently and within cross-functional teams in a dynamic, high-growth infrastructure business context.

Nice to have
Prior exposure to commercial real estate markets and transactions is preferred for this role.
Experience using real estate and/or data center platforms such as ArcGIS, Datacenter Hawk, or S&P Global is advantageous.
Working knowledge of commercial leasing practices, terminology, and documentation is a preferred qualification.
Familiarity with data center operations and infrastructure will support effectiveness in this position.
Practical notes
Travel: Ability to travel up to 15%-30% for company gatherings or to project sites.
