About the role
Roofstock is seeking an analytical Asset Manager to join our team and optimize single-family rental property performance. You will guide regional property managers through the investment lifecycle, from leasing and marketing to capital improvements and dispositions, to maximize net operating income. In this capacity, you will act as a strategic partner to on-the-ground operations, translating high-level objectives into actionable plans for portfolio success. Your analysis will directly influence how capital is allocated and how properties are positioned in their respective markets. You will leverage quantitative insights to challenge assumptions and drive sustainable profitability. This role requires a balance of rigorous financial oversight and collaborative problem-solving with cross-functional stakeholders. The successful candidate will bring a disciplined approach to performance management and a curiosity for continuous improvement.

What you'll do
- Optimize investor portfolios by driving operational performance and net operating income through targeted interventions and data-informed decisions.
- Collaborate with data teams to generate insights and build KPI reports that clarify trends and highlight areas for operational enhancement.
- Conduct rent underwriting for new and existing properties to ensure pricing strategies align with market conditions and asset performance.
- Manage budgets, perform variance analysis, and track actual performance against projections to identify deviations and recommend corrective actions.
- Lead regional meetings focused on occupancy, renewals, and service trends to align teams around shared performance goals.
- Evaluate the performance of recent acquisitions and provide data-backed feedback for future buying strategies to refine acquisition criteria.
- Perform hold-sell analyses on underperforming assets to determine the optimal path forward for portfolio health.
- Maintain financial models and prepare reports for lenders and institutional partners with clarity, accuracy, and timeliness.
- Develop standard operating procedures for cross-functional teams to streamline workflows and ensure consistency in execution.
- Interpret complex datasets to uncover opportunities for cost savings and revenue optimization across the portfolio.
- Partner with marketing teams to align leasing strategies with asset performance metrics and market dynamics.
- Monitor competitive positioning and recommend adjustments to maintain or improve market share.
- Support scenario planning and stress testing to evaluate the financial resilience of assets under varying conditions.
- Facilitate communication between regional managers and corporate leadership to ensure alignment on priorities and outcomes.
Requirements
- 3-5 years of asset management experience specifically in multifamily or single-family rental properties, demonstrating a track record of improving portfolio performance.
- Bachelor degree or equivalent professional experience, where a combination of education and practical experience provides a foundational understanding of real estate finance.
- Advanced proficiency in Microsoft Excel for financial modeling with large datasets, including the use of complex formulas, pivot tables, and data validation techniques.
- Strong quantitative and mathematical skills to analyze financial metrics, interpret variance, and forecast future performance accurately.
- Ability to negotiate and communicate effectively with institutional investors, conveying insights and recommendations with clarity and confidence.
- Experience working in high-growth, fast-paced environments where adaptability and quick decision-making are essential.
- Self-driven with the ability to manage multiple projects independently, prioritizing tasks to meet deadlines and deliver high-quality results.
