About the role
You will architect and own the end-to-end financial planning and analysis framework that underpins how Flow evaluates performance and allocates capital. You will spearhead the design and execution of dynamic forecasting models that translate our community vision into quantifiable scenarios. This position is responsible for building a modern finance operating system that leverages automation and AI to remove manual noise and amplify strategic insight. You will partner directly with the executive team to turn high-level business initiatives into rigorous financial hypotheses and measurable outcomes. The role demands ownership of portfolio-level investment analysis, ensuring every decision is grounded in robust financial reasoning and scenario testing. You will lead cross-functional initiatives where data, operations, and resident experience intersect, ensuring finance is a proactive driver of strategy rather than a rear-view commentator. The ideal candidate will use their quantitative expertise to challenge assumptions, refine key drivers, and create a culture of disciplined, curiosity-led decision-making. What you'll do
Develop and own the enterprise financial planning, budgeting, and rolling forecast processes, setting the cadence and rigor for how the business measures and manages performance.
Construct and maintain scenario and sensitivity analysis models that simulate the financial impact of strategic, operational, and market variables across the real estate portfolio.
Implement AI-enabled analytics and automation to streamline month-end close activities, standard reporting, and ad hoc analysis, reducing manual effort and increasing timeliness.
Partner with revenue, operations, and commercial teams to build pricing strategies, unit economics frameworks, and performance dashboards that align with brand and community goals.
Lead capital allocation and investment review processes, evaluating acquisitions, developments, and major initiatives against multi-year financial and strategic criteria.
Establish and monitor key performance indicators and risk metrics, translating complex data into clear narratives that inform executive decisions and board-level discussions.
Define and evolve the financial data infrastructure, ensuring accuracy, scalability, and traceability of the datasets that power insights and reporting.
Mentor and grow a high-performing finance team by setting standards for analysis, collaboration, and ownership while fostering a culture of continuous learning.
Collaborate with external advisors and stakeholders to validate assumptions, integrate third-party data, and benchmark performance against market trends.
Drive initiatives to modernize finance tools and processes, evaluating, selecting, and implementing systems that support scalable growth and operational efficiency.
Own the end-to-end management of special projects, including market studies, business case development, and financial due diligence for strategic opportunities.
Establish governance frameworks for financial reporting and decision support, ensuring alignment between local operations, portfolio strategy, and brand standards.
Champion the use of data visualization and storytelling to make financial insights accessible and actionable for leaders across the business.
Continuously challenge the status quo by identifying process improvements, automation opportunities, and innovative approaches to financial management in a real estate context.
Requirements
Bachelor's degree in Finance, Economics, Mathematics, Statistics, or a related quantitative field required; advanced degree or professional certification is a plus.
Minimum of 10 years of progressive experience in finance, real estate, or technology-related analytical roles, with a demonstrated track record of delivering insights that influence strategic decisions.
Proven expertise in financial modeling, forecasting, and budgeting, with the ability to build and maintain complex models that guide high-stakes decisions.
Exceptional proficiency in spreadsheet tools, data visualization platforms, and enterprise-level analytics software, with the ability to manipulate large datasets and extract actionable insights.
Strong understanding of real estate financial metrics, valuation methods, and portfolio performance measurement techniques.
Experience working with AI-enabled analytics, automation platforms, or data integration tools is required to succeed in this role.
Demonstrated ability to lead and develop a team, providing clear direction, feedback, and mentorship to finance professionals at various levels.
Comfortable operating in a fast-paced, ambiguous environment where priorities evolve quickly and decisions must be made with incomplete information.
Exceptional written and verbal communication skills, with the ability to translate complex financial concepts into clear, persuasive narratives for both technical and non-technical audiences.
