About the role
You will be instrumental in supporting senior management in overseeing the performance and management of various communities within your assigned portfolio in the Omaha market. This position owns a significant portion of the operational backbone that allows the business to function smoothly on a day-to-day basis. You will act as a key liaison, analyzing data and communicating insights to both internal stakeholders and external clients regarding property performance and asset characteristics. A core part of your ownership will involve conducting detailed research and assessing market dynamics to ensure our strategies remain competitive and informed. You will oversee the execution of diverse internal projects from inception to completion, ensuring alignment with corporate objectives. This role requires you to prepare the necessary materials for comprehensive reports and professional presentations that communicate our operational status. You will ensure timely and accurate weekly, monthly, and quarterly property reporting to maintain financial clarity and accountability. Furthermore, you will manage resident inquiries at the corporate level, handling escalations and providing solutions to maintain high satisfaction standards.

- Provide continuous assistance to senior management in their operational tasks, ensuring seamless workflow and efficiency.
- Analyze historical financial data related to apartment buildings to inform strategic decision-making and future projections.

- Research and assess market trends and rent comparables using both internal dashboards and external industry reports.
- Oversee and execute various internal projects as needed, managing timelines and resources effectively.
- Prepare necessary materials for reports and presentations, ensuring clarity, accuracy, and professional quality.
- Ensure timely and accurate weekly, monthly, and quarterly property reporting, maintaining consistency and compliance.
- Manage resident inquiries at the corporate level, acting as a central point of contact for complex issues.
- Coordinate travel arrangements, including hotels and rental cars, as required for operational needs.
- Perform additional tasks as assigned, demonstrating flexibility and a willingness to support team priorities.
- Note that this role may involve travel, estimated at 10% annually for property visits or internal meetings to foster relationship-building.
- Assist in the maintenance of operational documentation and process improvements to support long-term scalability.
- Support the implementation of new initiatives by gathering data and providing feedback on potential impacts.
- Act as an operational ambassador for the Omaha portfolio, representing Asset Living in all external interactions.
Requirements
- A Bachelor's degree in a quantitative field such as finance, real estate, or economics is preferred to ensure a foundational understanding of the industry.
- Proficient in Microsoft Office Suite, including Outlook, Word, Excel, and PowerPoint, to handle daily documentation and analysis.
- Familiarity with property management software, such as MRI or One-Site, is advantageous for efficient data management.
- Strong analytical, problem-solving, and decision-making skills are essential to navigate complex operational challenges.
- You must be authorized to work in the United States, as this role requires domestic employment eligibility.
