Position Summary
The Area Manager, Affordable Housing is responsible for overseeing the full operations of multiple multifamily housing communities under the supervision of the Regional Manager. This role owns the complete performance lifecycle of each community, from initial review to final delivery, shaping resident experience and driving consistent financial outcomes. The position is based in Folsom, California, as a full-time engagement with an annual compensation of $75,000 and requires three to five years of relevant experience.
Key Responsibilities
Personnel management forms a core part of the role, including screening, hiring, training, coaching, and developing on-site staff in alignment with company standards. The Area Manager ensures staff effectiveness through ongoing coaching, counseling, and guidance while maintaining compliance with Asset Living training benchmarks. Weekly and daily office and maintenance staff schedules must be coordinated to guarantee coverage across all sites. Performance issues are handled through thorough documentation, clear communication with Regional Management, HR, and appropriate termination processes when necessary. The manager promotes harmony and high performance by fostering a supportive, results-driven environment.
Financial oversight is another critical function, requiring the achievement of the highest possible net operating income through disciplined cost control and strategic leasing improvements. The Area Manager develops yearly operating budgets and forecasts, monitors large project proposals, and reviews contracts for accuracy prior to approval. Vendor invoice receipt, reconciliation, and coding must be monitored and approved with precision to maintain financial integrity. The role also ensures timely property closeout and the accuracy of ownership financial reports.
Operational coordination includes managing leasing, maintenance, and administrative workflows to ensure seamless community functioning. The Area Manager collaborates closely with regional managers, HR departments, and vendors to align objectives and resolve issues proactively. Adherence to company policies and compliance with regulatory standards is mandatory across all activities.
Required Qualifications
Candidates must demonstrate three to five years of experience managing personnel, finances, and multifamily operations. The ability to oversee budgets, forecasts, and net income targets for multiple sites is essential. Strong skills in coordinating cross-functional workflows such as leasing, maintenance, and administration are required.
