Job description
Architectural Designer II at primer.
About the role
Primer is expanding its network of K-8 schools, and each new location begins as an empty structure. This role involves rapidly transforming these buildings into functional schools that meet code, stay within budget, and embody the Primer brand from day one. Your efficiency and design standards will directly influence the speed of campus openings and set precedents for future sites.
Key facts
What you'll do
- Evaluate potential sites by conducting code and zoning analyses, coordinating traffic and parking studies, and performing test fits and space programming to determine viability. You will also develop a playbook for site diligence to streamline future evaluations.
- Oversee the permitting process across various jurisdictions, including building, fire life safety, ADA, and zoning variances. You will manage civil engineers, FLS specialists, and local architects, and cultivate relationships with code officials.
- Research and specify furniture, equipment, and branded materials for all Primer campuses, creating a vendor list and product catalog. You will also identify cost-saving opportunities without compromising the student experience.
Requirements
- 5 or more years of experience in architectural project management, interior design, or a similar field, with direct responsibility from design through construction.
- Experience developing design standards or prototypes for deployment across multiple locations.
- Background in environments where physical space significantly impacts users, such as schools, retail, or hospitality.
- Comprehensive understanding of building codes, ADA, fire life safety, zoning, and permitting across various jurisdictions.
- Proficiency in 3D Modeling Software, Adobe Creative Cloud, Adobe InDesign, Autodesk Revit, Bluebeam, or comparable tools, along with familiarity with project management software like Asana.
- The capability to manage multiple projects and vendors simultaneously without missing deadlines.
Nice to have
- Experience building design standards or prototypes for multi-location rollout is a significant advantage.
Skills & tools
- 3D Modeling Software
- Adobe Creative Cloud
- Adobe InDesign
- Autodesk Revit
- Bluebeam

Practical notes
- This role requires a fast-paced approach across many sites, focusing on rapid implementation rather than extended design periods for a single project.
- You will be directly responsible for managing permitting and consultants, actively engaging with inspectors and engineers.
- A significant part of this role involves developing new standards and playbooks, meaning some aspects will be undefined initially.
